One Team, Fewer Gaps

On most commercial and industrial projects, the general contractor doesn't build the project, they coordinate the people who do. Site work is one company. Structural steel is another. Interior build-out is a third. Each operates on its own schedule, with its own crew, its own priorities, and its own contract. The GC's job is to stitch those pieces into a single outcome.

That model works until it doesn't. And when it doesn't, the failure point is almost always the same: the handoff.

The Hidden Cost of Handoffs

Every time a project moves from one contractor to the next; site work to foundation, foundation to steel, steel to interior build-out information must transfer along with it. Field conditions that the site contractor understood intuitively get flattened into drawings and RFIs for the next trade. Schedule assumptions made by one crew get inherited, unverified, by the next. And when something doesn't fit, a column placement that conflicts with a mechanical run, a foundation tolerance steel didn't plan for, the question of whose responsibility it is to fix can consume more time than the fix itself.

None of this happens because any individual contractor is doing bad work. It's a structural feature of a fragmented delivery model: no single party sees, or is accountable for, the whole picture. The GC manages the relationships, but doesn't always hold the technical expertise to catch a conflict before it becomes a change order.

  • Pre-engineered buildings run through our certified builder agreements with Varco Pruden and Allied Buildings, and our dealer agreement with Lester Buildings for post-frame construction, giving us direct manufacturer coordination instead of an added layer of distributor handoffs.

  • Interior build-out is handled by the same team accountable for the shell, meaning the people finishing the space already understand its structural realities, instead of inheriting them cold.

The result isn't that StruxureWorks eliminates every handoff on a project, no contractor does. It's that the handoffs which remain happen inside relationships built over years, with partners held to our standards, rather than between strangers meeting for the first time on a bid.

Why This Matters If You're an Architect or GC

If you're an architect or a GC bringing in a scope,  structural steel, a pre-engineered shell, site work, the practical benefit is fewer parties to coordinate with and one point of accountability when something needs to be resolved. A field conflict doesn't require tracking down which of three companies is responsible for it; it gets resolved by the team already accountable for the adjacent scopes.

Why This Matters If You're an Owner or Developer

If you're the one holding the risk on a project; the schedule, the budget, the eventual operating cost of the building, vertical integration reduces the number of places a project can quietly slip. Fewer contractual boundaries mean fewer opportunities for a delay or a defect to become a dispute about whose scope it falls under.  And because StruxureWorks develops its own commercial and industrial real estate, this isn't a theoretical benefit, it's how we manage our own risk when we're the ones holding the asset.

The Takeaway

Fragmented delivery isn't inherently a bad model; it's the default because most contractors can't realistically build every capability in-house. But every additional company involved in a project is an additional handoff, an additional contract boundary, and an additional place where something can fall through the cracks.
